1. Slate Office REIT (fomerly Yew Grove REIT Plc.) (Dublin)

Yew Grove is an Irish real estate investment trust that invests in office and industrial properties. The company’s portfolio is as of June 2021 valued at over EUR 163 million. Yew Grove invests in real estate in Ireland, the US, Germany and other countries. One exemplary investment is the Gateway Three Office in Dublin.

Update 2023: YGR is considering selling to Canadian real estate group Slate Office Reit. The Irish office and industrial property company entered the Irish market in 2018. A sum of about EUR130 million is in the cards.

2. Hibernia REIT Plc. (Dublin)

Hibernia REIT plc is an Irish property investment firm and trust that is publicly listed on the Euronext Dublin and the London Stock Exchange. Hibernia has a focus on office buildings in Dublin city centre and owns and develops several projects there. Hibernia currently has EUR 1.4 billion in assets under management most of them office buildings but also some residential and industrial properties. An exemplary investment is 1 Cumberland Place in Dublin.

Update 2024: Brookfield Asset Management has completed the acquisition of the entire issued share capital of Hibernia REIT plc for €1.089 billion.

3. Bartra (Dublin)

Bartra is an Ireland based real estate investment and development firm. The company has around EUR 2 billion at various stages of development to management. The company has multiple focus groups in real estate and one exemplary investment is “Northwood by Bartra Healthcare”. A nursing home that opened in Spring 2020.

The investors on our list are active throughout the Ireland. There are differences in the asset classes in which investments are made. The most widely spread asset classes are particularly sought after: residential and office. But here too, the investment focus varies from investor to investor. Some are only looking for high-class buildings with office space in Dublin, while others are looking for commercial office buildings in B and C locations. Some of the investors only buy top residential properties in A-locations, while others are interested in portfolios in rural areas. Retail and hotel properties are also sought-after asset classes. Rather new asset classes that have recently become more popular are logistics and light industrial real estate. In times of an aging population, nursing and health care properties also play a greater role.
