Real estate investor from Hamburg buys office building in Darmstadt

The Hamburg real estate investor Warburg-HIH Invest Real Estate GmbH is the buyer of a multi-tenant property in the north of Darmstadt. In the so-called “Weststadt” district, numerous office and commercial buildings have been erected here in recent decades. The quarter is particularly conveniently located, with Frankfurt Airport less than 30 minutes away by car. With the purchase of the “Atrium Office” office and administration building, the company is increasing its portfolio of office properties. Main customs office as main user of the object

The property was already built in 2002 and was previously owned by a private investor community. In the last two years, the property has undergone extensive renovation, so that it was no problem to find new tenants for the property. The property has a total rental area of 13,620 square meters and 330 underground parking spaces. A good half of the rental space will be used in future by the main customs office, for which the Bundesanstalt für Immobilienaufgaben acts as tenant. Another anchor tenant with a share of more than one third of the space is the subsidiary of the globally active American laboratory equipment supplier VWR International. The remaining space has also already been let. Warburg-HIH therefore has no need to worry about the profitability of the investment.

Warburg-HIH Invest Real Estate GmbH is part of the long-established Hamburg bank M.M.Warburg & CO. Real estate investments and real estate funds form the business model of the Warburg subsidiary. The purchase of the Darmstadt property should also be seen in this context. The parties have agreed not to disclose the purchase price.
