List of three major property investors with a focus on business parks

The following article was created to aid in the research for our list of the largest real estate investors in Europe. It includes in-depth acquisition profiles, as well as contact information and any available AUM figures.

Business parks are developed by private companies according to a standardised concept – an interesting approach for some property investors. These three are also involved in business parks, among other things:

1. Palmira Capital Partners GmbH (Frankfurt/Main)

The Frankfurt-based investment company Palmira Capital Partners has focussed on capital investments in corporate and logistics properties. The investments are financed by a total of eleven special funds backed by family offices, banks, insurance companies, private equity investors and other institutional investors. Palmira’s assets under management totalled around EUR 1.8 billion at the end of 2022. An industrial park in Dieburg, Hesse, was acquired for the Unternehmensimmobilien Club 2 (UIC 2) fund at the beginning of 2022. UIC 2 invests in commercial and small-scale office parks as well as production properties.

2. Porth Holding GmbH (Lüneburg)

The Porth Group in Lüneburg is an owner-managed group of companies that carries out property investments, property development and asset management throughout Germany. Despite its nationwide focus, its core market is in the region around Lüneburg and beyond in northern Germany. The Porth Group invests in various property segments. The spectrum ranges from residential properties to commercial and office properties, retail parks and business parks. One example of the Porth Group’s business park activities is the Lucia project in Lüneburg. An office and business park with around 30,000 square metres of usable space is being built here.

3. Rock Capital Investment GmbH (Grünwald)

Rock Capital Investment is based in the upmarket town of Grünwald just outside Munich. This is a private asset management company specialising in property investments in the Munich and Frankfurt/Main areas. The business comprises the two areas of existing properties and property development. Business and industrial parks are allocated to the portfolio segment. One example of business park investments is the Ammerthalhöfe in the east of Munich. The commercial campus in Kirchheim near Munich has a usable area of around 21,000 square metres.
