List of three European property companies with a focus on last-mile logistics

Last-mile logistics refers to logistics solutions for the final delivery of goods to households. This requires a sophisticated infrastructure with corresponding real estate. These European investment companies are involved in last-mile logistics:

1. Mileway B.V. (Amsterdam)

Mileway was founded in 2019 by Blackstone Real Estate, part of the US investment company Blackstone Group, as a European start-up. The young company sees itself as Europe’s leading investment company in the field of last-mile logistics properties with a local focus. In addition to the Netherlands, Mileway is also active in Germany (Mileway Germany GmbH), Denmark, Finland, France, Italy, Sweden, Spain and the UK. The portfolio under management comprises more than 1,900 properties in over 100 European cities with a total area of around 16 million square metres.

2 Valor Real Estate Partners LLP (London)

Valor Real Estate Partners is a pan-European investment company specialising in logistics properties. Properties for last-mile delivery are a key focus. The company was founded in 2016. Valor is also active on the German market – via its subsidiary Valor Real Estate GmbH (Hamburg). The portfolio currently comprises 115 properties, including 65 in the UK with locations mainly in Greater London. In Germany – as at the beginning of 2024 – there are seven properties, five of which are in Berlin. These are typical logistics centres.

3 M7 Real Estate Ltd (London)

M7 Real Estate is a British investment group with a European focus. Its subsidiary M7 Real Estate Germany GmbH (Frankfurt/Main) is active in Germany. The company invests in commercial property. In addition to business parks, retail parks and other logistics properties, the focus is on properties in the last-mile distribution sector. Lot sizes from 2 to 25 million euros are sought. Investments are made via funds, listed vehicles, joint ventures with private equity investors or as part of individual mandates. As at the beginning of 2024, the portfolio currently comprises over 530 properties with a value of EUR 5.8 billion, eight of which are in Germany.
