Investor for logistics property in Sweden: Niam

Savills Investment Management (Savills IM) has sold a logistics portfolio consisting of three properties in the southern Swedish cities of Borås, Ljungby and Halmstad to Niam for its Nordic Logistics Club Deal fund. Niam has acquired these properties for the development of its new Scandinavian logistics portfolio, whereby the parties have agreed not to disclose the purchase price. The properties, built between 2009 and 2015, are fully let to renowned logistics companies and publicly financed tenants. They are located in strategically important locations with access to European highways and key infrastructure. The total rental space of the modern and high-quality buildings is around 93,000 square meters.

The Swedish real estate investor Niam is extremely active in the Scandinavian region. As part of its “Real Estate Core Plus” program, it recently acquired an office building in Helsinki, which has been awarded LEED Platinum and WELL certificates for its sustainability. The company was founded in 1998 and employs over 100 people. Investments are also made in the areas of infrastructure and credit.

ESG strategy and BREEAM certification of the property

During the ten-year holding period of the portfolio, Savills IM implemented an active ESG strategy that included measures such as the conversion to LED lighting, the installation of solar panels, the introduction of green leases, GRESB reporting, and tenant satisfaction surveys. All three properties hold demanding environmental certifications such as BREEAM New Construction and GreenBuilding. Peter Broström, Head of Nordics at Savills IM, emphasizes the high demand for prime logistics properties in Scandinavia and the advantages of the sold portfolio, such as strategic locations, strong tenant base, and excellent ESG characteristics. The sale is in line with the fund’s strategy to benefit from the actions and rising values that benefit investors. Savills IM remains actively seeking new investment opportunities in Scandinavia and plans to leverage its network and experience in the logistics sector to create value for its clients.
