Dillenburg in Central Hesse is a town with 24,000 inhabitants and a supply centre in the Lahn-Dill district – a region with a population of around 254,000. This also applies to medical care. A large medical centre in the town has now changed hands. The buyer is the Cologne-based project developer and real estate investor Proximus Investment. The seller is a private owner. Acquisition for a Proximus healthcare property fund
The Ärztehaus am Roteberg is located in the immediate vicinity of the Lahn Dill Clinics, which are also the academic teaching hospital of the Philipps University of Marburg. The location is a great advantage. The property with 4,400 square meters of rental space is fully let to doctors and health care providers. “Bearing” tenants include an eye center of national importance and a dialysis center. A pharmacy as well as medical practices for orthopaedics, cardiology, pneumology and children’s treatment round off the tenant spectrum. Tenant structure and close links to the neighbouring clinic ensure good and stable earnings in the long term.
Proximus Investment is part of the Cologne-based group of companies Proximus Real Estate AG. It is an owner-managed group that bases its business model entirely on real estate. Under the umbrella of Proximus Real Estate, the company is divided into the Investment, Development and Asset Management divisions. These areas are interlinked. The business model is geared to existing properties with optimization potential, in order to successfully place them on the market again after repositioning. The acquisition of the medical center in Dillenburg was made for the “Proximus Healthcare Properties Germany” fund launched by Proximus Real Estate. The fund has existed since the end of 2019.
