Savills Investment Management (Savills IM), an international real estate investment firm, recently acquired a logistics building in the western region of France through a sale and leaseback transaction with the Action Group. This acquisition serves as a strategic portfolio expansion, adding to the 11 existing European properties. As of November 2023, Savills IM manages over $24 billion and operates across 16 locations with a staff of over 300 employees. A light industrial property located in Essen was acquired in August of this year, while a logistics property in Venlo, Netherlands, was sold in July.
Location advantages and property features
The modern logistics property, which was completed at the end of 2020, has location advantages and features that are situated in Verrières-en-Anjou near Angers, located in the heart of the “Grand Ouest” region of France. The property’s location offers strategic advantages, with direct access to three major highways facilitating efficient deliveries to both western French conurbations and the greater Paris area. The rental space spans approximately 70,000 square meters and is fully occupied by the non-food discounter, Action, on a long-term lease.
Sustainability and energy efficiency: BREEAM standard
The building features modern and energy-efficient components, such as LED lighting, light sensors, electric vehicle charging stations, and a rooftop solar system. Its objective is to obtain BREEAM certification of “Very Good,” which demonstrates the property’s exceptional standards regarding ESG (Environmental, Social, Governance), as well as energy efficiency.
