The Vienna district of Simmering is traditionally considered a working-class district and has one of the largest green spaces in the Danube metropolis with its extensive central cemetery – at the same time it is also a tourist attraction. Living here in the southeast of Vienna is popular. The Wohngarten project is currently the largest residential construction project in the capital. A former chocolate factory as a jewel

The project has now been sold to a fund company even before completion, which is scheduled for 2021. The Wohngarten is a compact residential complex that will comprise a total of 682 rental apartments when completed. These are one- to three-room apartments with areas between 30 and 90 square meters. Of the 35,300 square meters of rental space, 1,950 square meters are intended for commercial use, which are located on the ground floor. The building is transformed into a residential garden by a green inner courtyard and green roof areas. The historic building of a former chocolate factory will be harmoniously integrated into the structure. It forms the jewel of the whole complex. The buyer of the complex is the ZBI Zentral Boden Immobilien Gruppe, an Erlangen-based investment house that designs and manages residential property funds for private and institutional investors. The sale is being organised by Invester United Benefits, a Viennese initiator, developer and operator of real estate projects, for a group of investors.
