List of 3 large property developers in Austria

The real estate world cannot function without project developers who are responsible for the overall management of activities – and this is not only the case in Austria. In recent years in particular, however, the project development market has fluctuated, resulting in significant changes to the corporate landscape. The well-known Signa is, so to speak, only the tip of the iceberg, making it both difficult and important to maintain an overview of the industry. Below, we present a few examples of domestic real estate developers and their most important real estate projects. All of the players mentioned, and many more, are part of our list of the largest project developers in Austria.

1. value one holding AG (Vienna)

Value One is a leading project developer based in Vienna that has been successfully implementing residential, hotel, and office projects across Europe for over 20 years. The company covers all phases of project development, from conception and planning to construction and marketing. With an impressive portfolio, Value One has already implemented projects with a total value of over two billion euros. The company focuses on three main business areas. With its in-house brand MILESTONE, Value One focuses on the construction and operation of private student residences in Europe, with the goal of creating a total of 10,000 apartments by 2022. In the area of hotel operations, the company develops and operates hotels for renowned hotel brands. In addition, the Real Estate & Facility Management division offers a comprehensive range of services in project development and property management. Some of Value One’s outstanding projects include Korso im Viertel zwei, a sophisticated residential project in Vienna’s 2nd district, Leopoldstadt, with 179 residential units, which was completed in spring 2021. Another example is MILESTONE Budapest Semmelweis, a modern student residence near the renowned Semmelweis University in Budapest, which opened in 2018. Rondo, another project in Vienna’s District 2, also impresses with its seven exclusive circular buildings, which offer terrace apartments in a unique architectural style and were completed in 2017.

2. GO ASSET Development (Mödling)

GO ASSET Development is a leading real estate developer specializing in innovative and sustainable logistics and industrial properties. Since its founding in 2006, the company has focused on this niche and secured a firm place in the Austrian real estate industry – with projects throughout Austria and, in particular, its neighboring countries in Eastern Europe. GO ASSET’s current projects include major developments such as City Park Vienna, a modern industrial park with 39,323 m² of usable space, designed as a multi-tenant property. Vienna is also home to the DVI 3 distribution center + parking garage, a 25,750 m² logistics center used by Amazon Austria GmbH. GO ASSET is also setting standards abroad, for example with the Log Center Adria in Sežana (Slovenia), which covers 120,000 m² and houses TEDi as the main tenant in the first phase. The Log Center R7 in Dunajská Streda (Slovakia), which offers 100,000 m² of logistics space and is used by Ingram Micro, is another development highlight for the real estate company.

3. BUWOG Group GmbH (Vienna)

The BUWOG Group is one of Austria’s leading residential property developers and a subsidiary of Vonovia SE, Europe’s largest residential real estate company. In Austria, BUWOG has a portfolio of around 21,300 apartments and is currently developing approximately 5,100 residential units, primarily in Vienna. Together with its sister companies in Germany – including BUWOG Bauträger GmbH with a pipeline of around 55,000 residential units – the company covers the entire value chain in residential construction. Some of BUWOG’s most important flagship projects in Austria were completed between 2022 and 2024 and are having a decisive impact on Vienna’s urban landscape. The HELIO Tower in the 10th district offers 401 apartments on 34 floors and combines privately financed ownership with subsidized rental apartments. The project was realized with a modern mobility concept, car sharing, city bikes, and an art installation in the foyer. The Kennedy Garden project in Vienna-Penzing comprises 512 residential units spread over six buildings. It received the “Green Pass” sustainability certificate and focuses on improving the microclimate with generously landscaped areas and innovative planting. The Marina Tower, a 140-meter high-rise with 511 residential units, will create a new landmark on Vienna’s waterfront in 2022. In addition to concierge service, a kindergarten, and a supermarket, the tower offers six luxurious penthouses with up to 300 m² of living space and 120 m² of terrace space. BUWOG is also strongly committed to urban development outside Vienna. In the Liefering district of Salzburg, around 420 new apartments are currently being built on an inner-city property. The project is considered pioneering in terms of energy efficiency, accessibility, and sustainable mobility. With a total portfolio of existing properties and developments, as well as sustainable, neighborhood-oriented construction methods, the BUWOG Group has established itself as one of the most important players in the Austrian residential real estate market.

Real estate developers: ranking, contact details, development focus

The central element in our Excel list is the size ranking from A to E. A project developers are active in top cities like Vienna and realize either a particularly large number or particularly large buildings with >100 residential units and volumes in the two- to three-digit million range. E-developers, on the other hand, realize only a few, smaller projects per year. As contact details, the lists include many data points: Email address, URL, address, phone number. Managing directors’ names are also noted in most cases, with separate columns for first name, last name and title. To get an accurate picture of the project developers, we also list the development focus: residential, office, retail, logistics, care or hotels.

Austria’s players: strong concentration in Vienna and Upper Austria

If you look at the clustering of Austrian project developers, you will find a strong clustering in Vienna and Upper Austria. The Austrian capital Vienna is home to 2.8 million people and is the economic center of the country. Of the project developers, 44 have their headquarters there. The main focus is on the development and construction of modern residential complexes. However, the province of Upper Austria also plays an important role in the project developer industry. In the larger cities of Graz, Wels and Linz, many real estate projects are realized by the listed companies. Of course, the list also includes all important developers from Vorarlberg, Tyrol, Styria, Lower Austria, Carinthia and Salzburg.
