Merope Asset Management is an investment and project development company in the real estate sector. The company was founded in 2015 by Pietro Croce and is also managed by him. Merope focuses on Northern Italy and is mainly interested in real estate in Milan. The company specializes in value-add properties in retail and office with a holding period of 3-5 years. Merope invests between 30 and 100 million euros per deal.
Update 2023: Merope shareholders recently heard the 2022 financial statements, which closed with a profit of 122,000 euros on revenues of over 1.9 million euros. Of this amount, 1.7 million euros are attributable to asset management.
2. Kryalos SGR (Milan)
Kryalos SGR is a private fund manager based in Milan, founded in 2006 and managing a total of 9.8 billion euros. The firm currently manages 49 funds with assets of EUR 8.5 billion. An exemplary fund is the “Aphrodite” fund, which is focused on last mile logistics real estate and owns 42 properties in several Italian cities.
3. Fabrica Immobiliare SGR S.p.A. (Rome)
Fabrica Immobiliare is a real estate fund investor based in Rome, largely owned by the Caltagirone Group. The firm manages assets of approximately EUR 4.3 billion. Casse di Previdenza, one of Italy’s leading institutional investors, is Fabrica’s largest Shareholder and 90 percent of Fabrica’s assets under management are from Casse di Previdenza. One of Fabrica’s largest funds is its “Offices” fund, which has a market value of EUR 2.1 billion and currently holds 95 properties. Fabrica invests mainly in the Italian market but also owns valuable properties in several major European cities.
