Description
List of 3 large real estate investors in Spain
To give you a better idea of our list, we briefly introduce three companies that are included in our address database of the largest Spanish real estate buyers. Our team deals intensively with the respective markets and analyses the most important players in detail before we prepare our lists. In this way we ensure that the most relevant companies are really included in our overviews and that you don’t acquire outdated data.
1. Merlin Properties (Madrid) – focus on Spain & Portugal
The real estate investor Merlin Properties is based in Madrid. The company focuses on commercial properties in Spain and Portugal and is one of the largest listed companies in Spain. The portfolio includes office properties, retail properties and shopping centres, logistics properties and hotels. The company invests primarily in Madrid and Barcelona, but has assets throughout Spain and Portugal.
Update 2023: Spanish real estate investor Merlin Properties acquired one of the most iconic properties in Lisbon at the end of 2022 for approximately EUR 113 million; specifically, the Novobanco headquarters on Avenida da Liberdade. According to experts, it was even the biggest real estate deal in Portugal in the complete last year.
2. CORESTATE (Luxembourg) – focus on student housing, micro apartments & office
With CORESTATE , one of the largest European investors is also active in Spain. Although the company’s regional focus is on Germany, some high-profile purchases are also being made on the Iberian Peninsula. They include a student residence in Seville and activities in the co-living segment together with MEDICI LIVING.
Update 2024: The real estate crisis has not spared the developer and investor Corestate – but the restructuring of the company has now been completed. The rescue package is based on three pillars: The bondholders’ debt waiver, new financing and a debt-to-equity swap.
3. ORES Socimi (Madrid) – focus on retail in Spain & Portugal
Our database contains not only large, globally active buyers, but also smaller specialized companies with a regional focus. A good example of this is ORES Socimi. This investor focuses entirely on retail properties and invests in shopping centers, retail properties and commercial properties for use in the retail segment (e.g. supermarkets). The company has been active on the market for 25 years and is one of the most important contacts in Spain in this asset class.

Property investors with international origins
Spain is one of the largest economies in the EU and has been attracting increasing numbers of investors from all over the world in recent years. For this reason, our database of the most important real estate buyers contains not only companies from Spain, but from many other countries. For example, professional real estate investors from the UK, Germany, France, Singapore, USA, China or Switzerland are included in the overview. Many of the companies listed are active throughout the country, with Madrid, Barcelona, Valencia, Seville, Bilbao and Mallorca being particularly popular with many buyers. Especially investors for hotels, resorts and holiday properties are highly interested in coastal regions like Costa Blanca, Costa del Sol or Costa Brava.
Asset class: residential, office, logistics, retail, care, hospitality, light industrial, debt
The real estate market can be divided into different asset classes, which are characterised by very different structures and characteristics. The team of Research Germany knows that specialized investors operate in the individual segments. To help you easily identify the right real estate buyer for your project, our overview contains several columns that show all relevant asset classes. With just one click you can filter by investment companies that invest in residential real estate, office real estate, retail and shopping centers, logistics or light industrial real estate, hotels and vacation properties or care properties. The largest companies are often active in several segments, while smaller companies often focus on individual areas.

I received very swift response to my initial enquiries about the products and since purchase have found the lists to be extremely useful. As we work extensively across Spain (and Europe) having detailed lists of companies that we can then target as possible clients is really important. ResearchGermany have been able to provide this detail and we are very happy to recommend them to others.
